We recently completed a comprehensive floor sanding project on a Victorian terraced property in St Albans, where the original pine boards had been covered by carpet for decades. The homeowners wanted to restore the character of their ground floor whilst maintaining the integrity of the timber beneath. About the project

The property was a period terraced home built around 1880, with original 4-inch pine boards laid throughout the living spaces. When we lifted the carpet, we discovered the boards were in reasonable condition overall, though the surface showed significant wear patterns and some localised staining from moisture damage where radiators had leaked. One section near the kitchen threshold had cupped slightly due to inconsistent humidity levels. We also found several boards with nail holes that needed filling to prevent finish from pooling.

Our approach involved first assessing the entire floor for structural issues and replacing three boards that had begun to rot along one edge. We then used a drum sander with 36 grit paper to remove the old finish and staining, followed by 80 grit for intermediate smoothing, and finished with 120 grit for the final surface. Rather than wet-filling the gaps as some contractors do, we opted for a flexible wood filler that moves with seasonal timber expansion, preventing the gaps from opening again after winter. The lacquer was applied in two coats with light sanding between coats to achieve a durable, professional finish that would handle everyday family use.
